New Stadium and Training Ground - Pg 104 Northumberland Park master plan

Thanks Jimmy, I thought I saw something before the Coventry game. Not been near the ground since before Christmas as I was fighting the Norovirus and didn't see anything then.
 
The Northumberland Park Developement has three parts to be done in order: the supermarket to the north, the stadium, and the housing units to the south. Starting on the first one means we are closer to starting the others.

Good stuff! Do we have an estimated date for the stadium? I just went through the wikipedia article and it depressed me that the original plan was to move into a partially-built stadium at the beginning of this season and it would be finished for next season! Damn these delays...
 
Last news any of us has is that the Stadium job is currently out to tender, but I'd be surprised that anyone other than McLaren does the job. Once the costs are in and then the contracts signed, finance sorted then they will tell everyone. No firm words yet, just guesswork and hope that the build begins this Summer.

I bet more than McLaren will tender, whether anyone else has more than a 20% chance of winning is another matter but a £300m contract in the current climate isn't one that people will want to simply pass over.

I don't know enough about McLaren. How big are they?

A supermarket is one thing. But a £250 million stadium construction? Are they big enough for that? I suspect that Spurs would be a bit windy about the idea of them taking on such a responsibility and might, instead, opt for one of the heavyweights who are highly unlikely to find themselves in financial difficulty mid build. If I was to have a punt on it, I'd go with Sir Robert McAlpine. They built the Emirates on schedule and on budget, having worked on the project with a number of the team who are now overseeing our project.

According to Haringey Council documents, the stadium build is due to start this coming summer. So, if all goes to plan, the two thirds complete stadium will be ready for occupation by the beginning of the 2015-16 season and it will be completed in time for the beginning of the 2016-17 season.

I know very little about the construction business but I think it's more a case, with huge projects such as this, that size counts. All about finances. Appoint too small a construction company and there is a danger that they could go under, taking a lot of your money with them. So a heavyweight like Sir Robert McAlpine might be a safer bet.
 
Well, Personally I think that McLaren will be chosen purely because it built the Training Ground, won the Sainsbury's & Education, Commercial site or phase 1 of the main project and clearly have intentions of further project relations with the club after what its Chairman said on the Phase 1 press release by the club.

Kevin Taylor, Chairman, McLaren Group said,
“After the successful completion of the Club’s Training Centre, we are very proud to be awarded the contract for phase 1 of the development of the Club’s existing site. This award is testament to the strong partnership between McLaren and Tottenham Hotspur, and we look forward to continuing to build this relationship for the future."

Maybe that means the flats in phase 3 or the main stadium, its clear they want to be part at every level of the project.

McLaren are looking maybe to move into larger construction projects and the stadium could be the footing into this sphere they need. Looking at there website it clearly shows they are competent in what they do.

I think you mis read my post. I said plenty other than McLaren will be tendering. One of my best mates works for Robert McAlpine, I'll see what goss I can find out.

I've worked on a few stadium projects and also in retail construction and McLaren are not big enough to run a stadium project IMO. They do retail new builds but there £20M projects with fixed cash flow and timescales right up their street.

I'm waiting on a copy of our stadium plans. I had a copy of the training ground tender docs (may still ace them) and the quite comprehensive.

As someone said Alfred Mac will be all over this along with LOR and some of the bigger boys, however I think we're a long way from funding it

How can the club be long way from funding something that will begin in the summer. i think it more likely very close to funding it, if not already secured

Just been reading that wenger says that now the staidum is paid off at arsenal they can go out and spend big. So how long has it taken them to pay off their stadium? thing in there favour are the champions league money and the flats they sold.

So can we expect to pay it off as quickly, we don't have champs league money coming in but have a lower wage bill, i know we got ome grants and are doing some residential but i guess not as valuable as in arsenal.

Anyone know how much the stadium build will actually cost us? i have seen anything from 250m to 500m i mean the cost of the flats and supermarket should not be brought into it because we wont be paying for that. How much will the actual stadium cost and will we be paying it off for decades or can we expect to be going out and making big name signings after 7 or 8 years.

In the current climate.... A lot less than Arsenal paid but a lot more than what you would pay to build it ooop norf!

London is a micro economy, particularly in the construction trade. When I worked on the Olympic bid we used sq ft rates per bundling tYpe and came up with a budget of £6.5B from memory. However in a recession due to time constraints and additional changes to design the whole project ended up neare £9.5B

The key for spurs here is that there are no other projects of this type going on in London in the immediate future. Against Spurs is still the issue of who is paying for what.

I've worked on a lot of major mix use scheme for a very well know retailer and we were very cash rich. We struggled to get things off the ground with the money as people want guarantees along the way. Spurs IMO need someone to underwrite the project as lots of serious players in construction can't get credit insurance on a project if this size £100M plus and after what happened at Leicester City football clubs are not a priority client.

At a guess, and it is a guess your looking at around £150M for a stadium of our size plus additional costs for premium fit out of things such as banqueting suites and boxes. The whole project would be nearer £350M IMO in the current market. But what matters is what happens as and when the tender the project.

As is said I'm waiting to see any tender docs through various companies I know that would bid for this, but If I get anything I can share I will. And before anyone starts questioning my background it's in procurement at a senior level with blue construction and retail. I now work as a consultant in the sector for the largest contractor in the UK helping define their supply chain so I have plenty of useful contacts.
