The deeds still exist. They're definitive. Anything else is guesswork.

Or put it another way, until deeds are produced, the owner of your property cannot be held or hold you liable.

Can't be arsed to spend time contacting the agents AND taking time out of work to give access to garden...if it's not "our" responsibility

Looks like I will have to, as no way of telling who is responsible for the garden without the deeds
 
Unfortunately my family are very poor, so never had a "deposit" to get started

(And don't want to sacrifice lifestyle for years of saving)

Might be worth taking a 95% mortgage, ride it out for a few years and then let inflation take care of the debt. Doubt house prices are going to crash, so the market will stagnate while inflation goes up n up. Better to be in debt than have savings while money is being printed.

Regarding the fence... I rent out a property and anything that goes wrong I have to get fixed. Not your problem unless you damaged it.
