Advice on where to buy in London

I’m probably going to take the plunge and buy a flat soon. Budget will be around 400k. As that buys you basically nothing, I’ve narrowed my search down to the north east.

I’m probably looking at either Wanstead, Leytonstone or Walthamstow and was after tips on which is better? From what I’ve seen I like the look of Wanstead but there are less flats on the market there.

I’ve (wash my mouth out) glanced at the prices in Plaistow and around West Ham, but I’m assuming it’s a pure brickhole based on the fact I could maybe afford a house! Leyton is the roughest end of what I’d fancy, so not sure Plaistow would be what I’m after.

Any advice appreciated !!

Just scan to see where there are ongoing “developments” and it will give you a clue for growth
 
Tangentially, what are Haringey prices like considering it is notoriously rough and stabby, lots of drugs gangs, but being gentrified by Spurs "soon"...
 
Walthamstow is actually nice. Village like high street, poncy places to eat or have overpriced coffee. Better value in Leyton though. Look for the pockets of nice housing stock and streets next to open park areas.

My pals lived in Wanstead, fairly decent and only 20 mins at most into Liverpool Street

Had lots of good meals and nights out there over the past few years
 
£400k will get an ex-council flat to do up!
My Son has done this to a few and lives in one now, not cheap to get renovated to a nice level.
Prices are bizarre inside the M25

Yeah it looks alright to me. Was up there looking at a place the other day and popped into a pub to watch spurs v West Ham. Was pleasantly surprised that most of the pub were yids rather irons.

Had a bit of a look at places round Tottenham Hale and they weren’t actually that cheap, definitely more expensive than leyton / Leytonstone I’d say.

Ive has a look at a place near Francis road. Seems like an ok area. Would be tempted to catch a few orient games as well.

They are building flats on the old Wimbledon dog track where the stadium is being built too.
I heard property prices increase where there is a football ground and a Waitrose in close proximity. This area has both.

The only downside to living in Wimbledon is the number of Chelski fans around
 
Give someone at TFL planning a backhander and find out where tube stations are going to be built. Buy there. Profit.
